Last year I had a chance to hear a (now retired) high school gym teacher named Ryan Lee talk about the power of membership sites.
He showed over 50 membership sites that he runs, and does very little (almost no work at all) to maintain them.
As a challenge, I took one of the tricks I learned from him and launched a membership site in the real estate market.
(The trick showed you how to find content developers and columnists to create the content for the site for you, so you can just focus on marketing it... It's a very powerful technique that Ryan can show you in greater deatail)
Now, before I tell you the results, I want you to know that I did NOT have a list in the real estate market AND I know next to nothing about real estate.
But I decided to test out 1 technique that Ryan spoke about, and see if I could launch a membership site in a market that I knew nothing about.
So 2 months ago it launched... Here's a picture of what it looks like:
(Notice my picture isn't on the site, because I'm not the guru for this site... I'm the marketer behind the scenes)
Let me show you the screen shots from the first month:
Pretty good don't you think? Over $35,000 during our first month.
BUT...
And I want to make this a HUGE BUT...
Because it's RESIDUAL INCOME - I didn't do any extra work, and check out month #2:
Our profits went down a little, but I didn't have to do ANY extra work for this next $34k.
If you do some fast math (and the #'s remain close to the same) you'll see that we are on track to make $420,000 from a membership site in a niche that I don't have a list in, and know almost nothing about.
So, how did I do that?
Well, unfortunately it wasn't cause I'm a genius. It's because I studied someone who is a genius in creating and marketing membership sites. His name is Ryan Lee.
Him and his partner Tim Kerber just put together a short video to show you some of the crazy #'s (some even crazier then mine above) for people creating membership sites.
In fact, Ryan has almost 50 sites himself!!! So yes, he knows a thing or 2 about memberships sites.
You can watch their free video here:

I hope this helps.

What kind of Hosting infrastructure do you have to use?
Did you mentioned about a hosting services provder that offered a lot of features already preprogrammed and easy to implement for the novice user? I can't remember the name I-site or I-Suite builder?
Alberto Estrada
Awesome job Russell! If you don't mind me asking, how did you promote the site to get that many subscribers so quickly? I've got a member site I've been working on but the niche is pretty competitive and marketing it is of course going to be the key to my success with it.
Thanks,
vrowell
Hi Russell,
I'm also trying my best at the membership site technique, however my approach is to have users pick an affiliate program of their choice then give them all the help they need to market any affiliate program for a profitable return.
My problem is most members are confused as to which program to join and to top it off refuse to ask for direction as how to go about benefiting from these programs.
I am prepared to assist with information and strategy most webmasters would readily charge an arm and a leg for.
Members are not being charged to join the program at the moment, however I will take the website down that route as soon as the free membership builds up to a few thousand members or so at which point I will launch an affiliate program where members earn 75% of the revenue from the membership they recruit.
At the moment there are a lot of growing pains especially where members sign up, join a few programs and then that's that, no more activity.
The questions is since this is a make money online opportunity website, what are the intrinsic incentives that I could offer to members to have them interact more with the membership site, get them to ask questions and become more involved in exchanging valuable information necessary to maximise any benefit from these programs?
Here's the Homepage Link to the membership site.
Dearly Beloved Russell:
Your hope is right. This will surely help!
Thanks for sharing and do keep up the good work.
Remain blessed and a blessing.

I'm sure this is or will be a great product as the break out of how to structure the offer, price points, length of subscription, different market nuances & conversion rates, and average retention rates could fill up a book or two.
Awesome Russell! I'm not a "detail" person... but some of the tricks I'm picking up from you that I'm APPLYING, are WORKING!!!
Thank you, this is fun!

Russell:
Thanks for the info. Definitely going to check it out. One thing I can't figure out though. On the subscription page for your site mentioned it says that you are limiting membership to only 300 people, there is a special price of $37 for the first 100 and then the price will be $97. That adds up to a MAXIMUM of $23,100 per month. Also, since you are still promoting the first 100 offer that appears that you should still be below $3700 per month. Where is that extra $12,000 to $20,000 per month coming from? Just want to make sure I am understanding this correctly. Thanks again for letting us know about this awesome resource. Take care.
Hi Russell
Thanks for sharing. This looks great.
I've got an almost non existant list so how did you get your list for something you didn't know about? I'm eager to know.

Lyn
Russell,
Great start about membership sites. Any more details and recommendations for one who wants to claim your success for myself? Tools and Info to help me get going on membership sites? Subscribed to the Ryan Lee videos, but would like to hear and learn how you did it too. Thanks.

Woow, Russell ..
You really had open my eyes and my mind.
It's such a new way of residual income for me.
I had been online for almost 10 months, but still i am not making a 3 figure yet.
Right now i just started a dating membership site (www.getyourdating.com) for free, i don't know is it applicable this site, but i'll give it a try.
And by the way, thanks for your video.

p.s. I hope all is well with being a new dad, again. :)
Thank's.It seems that online trade oppurtunity are so huge and it's possible to
people to pump money from virtual world. Another Ryan from Singapura also has reveal his secret
to pull money from a forum. I am more interested in membership site because it's give a flexibility to
maintain and it's running in autopilot.
Aloha russell,
Right on I am also interested to know how long it took to set up this site as I am using a butterfly marketing membership software. I also am wondering what you think of is the best way to get this up and running as I have my first membership site up and you can visit it at http://squidooelite.com Its based around squidoo, but as I see if you have passion on the subject you can do a lot better. What are your ideas for marketing such a membership site as I know the offer, experts, interviews, and such is really what will make such a site scream.
I currently have about 80 members and would love once to start marketing this site to take it to a 1k-2k site too. But my goal is for a mere 200 members for the first 2 months. When I hit that it will be awesome.
Thanks russell,

P.S. If you would like to discuss some potential goldmines, please let me know. I've already got a few big gurus like yourself lining up. By the way, love your story and congrats on the birth of your third child (my wife and I have three too and one that was recently born). I'm a twin so, I know from experience that you and your wife have your hands full.
Looking good. Looking for more
I visited the "Renegade Real Estate" website and it says they are restricting the membership to 300 members. At a cost of $37.00 per subscription that only totals $11,100.00. Where did the other thousands of dollars come from?
Hi Russell.
Thanks for another great post.
I think it is important to emphasize that membership sites should be made by people who genuinely have something useful to sell.
The problem in this business is that some people are in it just to make some money without regard to the quality of content. The next new thing is membership sites so onto this band wagon they jump resulting in a miriad of membership sites with no original content. This kind of sours the publics perception of membership sites and ruins it for everyone.

Russell, This sounds SOOOO GOOOD! But who the hell are Tim Kerber and Ryan Lee? They expect me to give them almost $1500 based ONLY on their sales page? Jim Edwards, a PROVEN Internet Marketer once said, "Beware of asking for a LARGE amount of money for a product or service when you HAVEN'T ESTABLISHED ANY CREDIBILITY FOR YOURSELF! You can't INSIST on credibility as a product promoter....Like the late actor John Houseman once said in a Smith Barney commercial, "You must EARN it".

From Russell
Hey Dan - I've know Ryan for over a year, and have seen behind the scenes of what him and Tim do, and so in my eyes they have HUGE creditibility. If you don't know them yet, then in this instance, you'd have to see what trust you put in my word. I hopefully have built trust and creditibility with you, and i'm putting my reputation on the line because I know what they have done, and what is contained in their course. :)
Russell, your creativity to create these brilliant concepts is impressive. I see that you take unique ideas and turn them into something profitable regardless the niche, and still return residual income on them. That's impressive numbers for the real estate site you created, and Ryan has 50 sites alone, that's incredible... Much continued success!

Russell:
Very informative information! Keep up the good work.
Thanks..Its briliant Post
Passive income is usually taxable. The American Internal Revenue Service defines passive income as one generated by activity in which taxpayer did not materially participate.
Thank you Russell For sharing this.
This opportunity is completely something new to me. I've never imagined that owning an membership website on niche other than internet marketing might be so profitable. I will definitely get deeper into it.
